Need help upgrading from a i7 3770k to a i7 4790k

Hi I'm looking to upgrade my pc. I edit cod montages.
My current pc specs I use a i7 3770k with a z77 ud5h mobo but no graphics card.

I'm looking to upgrade
Option 1.) upgrade my cpu and motherboard to a i7 4790k with a z97 motherboard but no graphics card
Option 2 .) upgrade to a new g1 GTX970 graphics card and get a new corsair 750d case.. What would the better upgrade be please help

You absolutely do not need to get a new CPU. Get a GPU if you're into gaming or video work or just keep it the way it is if you just browse the web and do office work.

I'm not gaming though just using after affects and rendering. I have the corsair h110 water cooler and will be overclocking so..

Well I saw massive improvements in WOW going from a 3770k to a 4790k, around 20fps before I even switched out the GPU (280x > 970 GTX)

However one of my memory channels were fubar from delidding Im not convinced that alone caused a 20 flps drop though

An i7 4790k is about 5-10% faster than an i7 3770k given both are on a mild overclock. That is 5% on the same clock rates and 10% considering average overclocks.

You be best grabbing the GPU and waiting for the new sockets, Broadwell and newly announced Skylake
