Need New Budget Monitor

I'm in need of a new monitor, I play a lot of games so my only real requirements are that it has a good input lag time and a HDMI port. I've been looking at the Benq GL2250HM, priced at £89 and I'm not really looking to spend more than £110. I have a GTX 970 if that makes a difference.

I would spend a bit more and get this Asus. Same response rate, and bigger.

Ah that reminds me, I forgot to mention I don't really want anything bigger than 22.5". I'm in a pretty cramped space at the moment so smaller is better for me
