i5 4690K paired with a GTX 970. Should give good gaming performance.
The first upgrade I would make is a SSD for the operating system, but this gets you the most gaming performance for your money.
The motherboard comes with a free stick of memory so I just added another stick to get you the 8GB that is the sweet spot. (I am using this mother board right now it's very good quality)
 
Well, any Skylake CPU can be overclocked with the right motherboard. It's just that you will use BCLK overclock rather than multiplier overclock (yes, it will require a Z170 motherboard which I should have mentioned). Anyway, here is one more list:
