My processor is messed up in my current build and I'm looking to buy a new one. I'm looking at the
INTEL CORE i5-8400 currently cuz it looks like a good value. I'm simply looking to get the most out of my upgrade and to make sure it is fully compatible with my build. I mostly use my PC for gaming.

The specs you need to know:

Gpu: R9 270x
Mobo: ASRock 990FX Extreme3 ATX
Ramm: 2x 4gb ripjaw series
Cooling: hypo Evo 212 cooler master

Open to other suggestions. I really don't know much about processors so you're input is valuable. I also read some mobos aren't fully compatible with the newer processors. Thanks for any thoughts!

It would be a tremendous upgrade over what you have now. Really the only downside is having to replace the mobo and RAM as well on top of having to reinstall Windows.

But I think it's a small price to pay to upgrade from that ancient dinosaur.
The 8400 is a price/performance beast. However, only the high performance z370 motherboards are available at the moment and it would be better paired with the cheaper chipsets coming in January and would require new ram. If you do get it though you won't be getting the most out of it with such a weak GPU. What do you currently have? An fx processor seems like a decent fit for a 270x, maybe you could overclock it.
