New TV purchase or gaming monitor?

Alright, so I have a 120" 1080p projector in my room as well as a 27" 1080p monitor. I play on both using a HDMI splitter. I can only play FPS on the 27" monitor since it's less of a surface area that I have to look around. I can play racing games and everything else fine on the 120". However, I've been thinking about seeling the projector and screen to get a 4K TV. My only thing is I kind of want a better monitor as well. I've been wanting a gaming monitor for a while so I'm kind of stuck on which route I should go.

From my understanding 4k on such a small display is not worth it? If that stands true what do you all recommend ? Any help would be much appreciated!!

This will be used for the new Xbox One X that is coming out..

If it's going to be used for a console, then a proper gaming monitor(144hz) would be worthless. If it will be used by your computer as well, then definitely the gaming monitor. Make sure to get a monitor with 144hz as a minimum.
