Because H97 boards don't officially supported overclocking CPUs, I went with a locked 4690 instead of the 4690K, isn't that what I should have done? The owner won't be overclocking.
 
Z97 motherboards are for OC. H97 chipset motherboards were for haswell refresh CPU but now H81 and B85 chipset motherboards support haswell refresh CPU because of BIOS upgrade.

I am looking at that shop and will post links to what is the best for same budget you can get from that store

Thanks for the help so far everyone, it is probably worth mentioning that the preferred type of gaming will be cpu intensive open world games, which is why I'm inclined to choose at least an i5-4590. Dayz Standalone and the upcoming Ark Survival Evolved are some examples, but think open world games being released in the foreseeable future.

Thanks for this. The budget is somewhat flexible so I might still go for the original mobo I selected. From the feedback I'll definitely change the PSU, and it seems worth the extra $18 to go for a Gigabyte GPU as opposed to the unknown brand Gainward GPU. I'm still not entirely convinced about the CPU considering that open world games will mainly be played, and the budget potentially permits an i7 so the price point of the 4690 isn't an issue.
