PC build advice

I am going to a new pc. What i expect is the maxed out settings of nearly every game to run at 1080p, 50-60 fps. Here's what i was thinking of buying.

CPU- Intel Core i5 6600K

I already have a DVD Drive and a HDD so I won't be needing those.
So, if I am not overclocking will I get 1080p/60fps out of most games?
And without overclocking will I be needing much expensive fans?

Correct my build with what you recommend please.

Yeah great build man, only game that i can think of right now that will struggle to get 1080p/60fps is Rise of the Tomb Raider, but that game is probably one of the most demanding titles of all times imho.
Only thing i'd change is the CPU, no point in getting a 6600k if you're not overclocking. Plus, the 6600k doesn't come with a stock cooler/heat sink/thermal paste. I'd get a regular 6600

For the most part that build will run anything you throw at it on ultra/60fps. However if you dont want any loose ends I would recommend going up to a 980. Other than that its still a really solid build and will do good against today's games.

RIght ! But if I get the 6600, will I need any additional fans other than the original CPU.
