Howdy folks. after years of using a laptop with a failed 2070super (don't even get me started) I finally will come into the funds to get a new desktop.

I do 4K video Editing on Adobe.
I want to play my VR Headset again at full res (HP Reverb G2)
I would like to be able to play AAA titles at near max/Hella high at least
Ill have 2-3 screens eventually.
I stream on discord for the squad as well

You want a ATX 3.0 psu for these RTX 40XX cards due to the adapter. The 14900K/KF is a heat producing power hog best run on with a AIO. Try this:

You might want separate read and write NVMe drives along with a backup platter.

Solid Build. good point with the NVMe's
Now for cost sake, if I was to go with a Costco Prebuild like this one for said price (1700 after taxes) would this keep me good for at least the next 5 years?
I want to build my PC but if I'm only loosing like 20% computing power for like $5-700 bucks off, then i might have to consider.

What is your target resolution(s) and refresh rate?

AAA at 1080p and 1440p or 4K have very different hardware demands.

At a glance, you are overspending on CPU, HDD and motherboard.
Also, be advised that a new NH-D15 is coming out soon. So maybe you should wait a little bit if you want that cooler. And it's great and worth the price, even though there's competitors that can do the job for less money.


Here's the changes i suggest:

- Drop the CPU to an i7
- Step up to the Ti Super 4070
- Change PSU to a cheaper and better model
- Change motherboard to a cheaper one. Lightning doesn't have WiFi 7 or a beefy VRM like the MSi so if you really want the i9 then maybe go back to the MSi.

The PC case i leave up to you. Meshify costs a bit but it's a good one and comes with good fans. North is also a nice Fractal Design case. Montech AIR 903 BASE or MAX is a cheap but decent choice.

And finally the drives. The HDD is up to you. Toshiba P300s have a good reputation and they're less noisy, though if noise is a concern WD Blues 5400rpm are quiet. The speed advantage of higher rpm drives is mostly meaningless compared to SSDs.
I picked the Samsung to be your main OS/Application drive with a TeamGroup MP44L 2Tb model as your games and scratch disk. Though you could also stick some games onto the HDD.
You could also ditch the HDD completely and run 1 Samsung and 2 MP44Ls.

Thoughts?
The 4070 Super NON-Ti is not nearly as good.
They're lumbering you with a F type 14700. Locked and no iGPU. The iGPU is indispensible when your GPU acts up or when troubleshooting display issues. It's the "cheaper one".
No name NVMe?
Cheap AIO liquid coolers do not perform any better, and the pumps can wear out. Will probably last 5 years though.
If the price is considerably lower, maybe
