PC Gaming Build i3/i5/FX Help

I am wanting to start a new fresh build. I haven't had anything more than a laptop for the last four years.
Gaming on xbox one now.

My uses for the system are...
Some Gaming
Sim Racing iracing, forza, ect..
First person shooters GTA w/mods
My son plays, Minecraft, Gmod, ect.
Light Video editing for YouTube...
Photo editing & collection, personal
Media Center, movie collection, music
Maybe stream or record game play

I hope to start at atleast 720p high settings @ or above a good 60 fps, and move up to 1080p 60 fps+ solid
FPS is more important than quality for racing games. Maybe Maybe triple monitor setup eventually.

So my CPU choices are
i3-6100 with ASRock z170 pro4s mobo @ 175$ before rebate

i5-6500 w/ ASRock z170 pro4s @ 245

8320e with msi M5A mobo or the msi gaming 970 mobo for 170

The skylake has a good upgrade path, i could start with the 6100 and upgrade later, save the 70$ towards a better graphics card. Ect.

The fx8320 has no upgrade path needs a better cooler and is only ddr3. But is cheapest. 90$ / 170 combo price

I could start with the i5 and purchase a gpu in a few weeks. While I am waiting for the gpu I can use the integrated graphics. I would have a better pc for more money eventually.

What would be the best choice for what I want to do with it?
If the i3 or fx will suffice then I would prefer to use them. If not i will wait on a gpu and go i5....

What is the best logical buy?

R9270x 2GB for 100$ seems like a good deal for a decent card.. not sure how good the card is though

Radeon 7970 3GB for 190$

GeForce GTX 770 for 145 $

Gtx 960 @ 160 or r9 370
