PC Performance Issues

I have constant frame rate drops on games like Witcher 2, GTA V, Metro 2033, Max Payne 3, Far Cry 3 and more and my PC is more than capable of playing these games. This started happening after I upgraded my CPU from an i5 to an i7 but surely if it was the CPU the whole PC just wouldn’t work? Also bear in mind I had temperature issues before which I still haven’t fully fixed but I’ve got it to a point where it definitely shouldn’t be affecting the frame rate. Here are my specs:
8GB Ripjaws RAM
XFX R9 390
i7-3770
Cooler Master GX 750W
Asus Motherboard
I just need advice on how to diagnose what the issue is and how to solve it. And yes, all the latest drivers are installed. Thanks.

You say temp issues, can you tell us temps of gpu/cpu and motherboard? With that spec PC od expect its lack of upto date drivers or temps under load causing it.

What motherboard are you using? Asus what?

I had temps going up to 70-80 and even 100 on games like GTA V, but I've got it down to 60 on most games and 70 on GTA V, which still is bad considering I'm using liquid cooling but it's not unplayable and I'm currently in contact with the manufacturer to try and get the cooler working properly (I might have to send it back). But I doubt that's the issue as the temps are still playable.

Also it's the Asus P8Z77-V LX Motherboard.
