PC Upgrade Options

I'm thinking of upgrading my GPU and CPU. I'm only able to get around 30FPS in Metal Gear Solid 5 on default settings with my HD 7850 and AMD Phenom II X4 965 BE, which is prompting me to make some upgrades. I'm not sure if I'm willing to get both a new CPU and GPU right now, so which of the two components do you think would be better to upgrade to get better performance for games?

It's definitely worth it to go with Skylake. It uses the newest DDR4 technology and a new LGA 1151 socket. Also, there's a huge performance difference between Haswell and Skylake processors.
You should get a new Haswell or Skylake motherboard and an Intel Core i5 or i7 processor with 8GB ram.
If you have more budget, go grab a GTX 960 with 4GB VRAM or the GTX 970.
 
I've was thinking of getting the i5-6600K, but that would mean I'd probably have to get a motherboard that only supports DDR4 RAM. Do you have any insight on if its worth it to go with a LGA 1151 socket Skylake chip with DDR4 or stick with Haswell and keep using the DDR3 RAM that I already have?
