Phenom II x6 1055t upgrade to i7 4790(non k)

I want to upgrade my 1055t 3.7 Ghz OC to a i7 4790 (non K) cpu, is it worth it since the 4790 is an old cpu too. I can buy a used i7 4790(non k) with a H81M-DS2V gigabyte motherboard for about $160. I also recently bought a used Zotac Gtx 1070 mini which I paired with the 1055t but the cpu struggles a lot in almost all the games I tried.

8th gen intel cpu's are too expensive here and DDR4 ram too, I want to skip AMD this time.
I use my pc mostly on gaming. the games I play are:
Guildwars 2 (the main reason I want to upgrade my cpu)
Ark survival Evolve
Far Cry Primal
and can an I7 4790 (non k) +gtx 1070 play newer games at 1080p 60 FPS atleast high setting to ultra?
 
It would be a big upgrade and avoids buying new RAM. I’m UK based but $160 seem like a bargain. It should definitely allow your 1070 to perform better and achieve 60fps minimum.

Normally I a sceptical of investing in older hardware but this seems like good bang for your money.
