Poor GTX 1080 fps performance at 1080p 60fps

Hey everyone, so i built this pc about a month ago and ever since then I have been getting low fps on pretty much any game. Sometimes i can get the framerate to stabilize but not for long as it drops reeeeaaallly often. I have downloaded the latest bios, tweaked the nvidia control panel settings for optimal performance and checked my drivers but nothing seems to fix it. I have even changed the GPU's PCI-express slot. No luck with that either. The cpu is overclocked up to the 4000s and seems stable as it is along with the rams which are both running at 2600 oc'd from 2400. I try to avoid vsync but in some games like bf1 i have to leave it on cuz if I dont the tearing is terrifying. My monitor is a simple samsung 27inch curved full HD 60fps display so the card shouldnt be that stressed, it can even handle 4k i hear. cpu is running at 30-48% at max in-game and never gets past 65 degrees celcius under full load in some game. the card runs at 98-100% in-game and most of the time surpasses 63 degrees. I have set the fans to auto rpm and haven't oc'd it, it seems to be doing that fine by itself and at 1080p theres no reason to push it for extra juice. Anyway, the thing is that i want to run every game at ultra, 60 fps, at 1080p but for some reason I can't. The games I play are GTA V, Ghost Recon Wildlands, The witcher 3 and BF1. Lowering the graphics settings dont seem to help with the fps either . Please help sorry for the ginormous post.

Alright, I'm back. I tried everything you guys said. Firstly i used another monitor. 24 inches, not curved , 2ms rr. Nothing changed at all. Borderless: no change either, tearing still there frames same crap. V sync off as I have said before means tearing and the frames dont improve. I have tried setting the limit higher, 90 for example and i have been getting virtually more frames without being able to see more beacause of the moonitor thought. That seems to help a tiny bit but still the games still suffer the same drops below 60 even while my frames could be as high as 90-120. Anyways, I'm beggining to losa faith as I can't find the root of the problem nor a solution. I know tons of gamers who achieve flawless 60fps gaming with rigs...

In BF1 for example I just cranked everyhting up to ultra, V-sync is on thus capping frames at 60, fullscreen mode. That's it.
 

As I already mentioned in my post, in several games like BF1 i can't do that because i get an awful amount of screen tearing. However, in games like GR Wildlands i can play with Vsync off and no tearing for some reason, but the frames still drop below the 60s really often
 


Jeez, i went into bf1, disabled Vsync then MANUALLY set the fps limit to 60. The tearing is real bro all accross the screen, as I told you before. And the frames during gameplay are gonna drop like nukes man Im telling you vsync dont do it
 

Both are updated to the latest version, along with the BIOS of my mobo. I just played a match with Vsync off and the freaking tearing was everywhere. The frames were capped to 60 cuz i selected it in the settings as we said before and still dropped as often as they would with vsync on. It is a suuden drop every time, down to the 45-50 frames, lasts for a few seconds, then we're back up at 60. WTF?????

 

You mean that it's normal that my frames in every game drop suddenly every other second and that I should get used to it? Damn I spent 650 dollars on that gpu I thought I could game at 60 with not a single drop . Anyways, my monitor is a Samsung 27" curved one , here's the model : S27D590C
 
Nvidia has a new thingymajigg called fast sync use nvidia control panel to set it instead of vsync,it will run the games at highest FPS possible by your card but will only send completed images to your display,basically it's like gsync only that it's waiting for your monitor to be ready for the frame,instead of making the monitor be ready for the frame,anyway high FPS with zero tearing.

Won't help with the stutters though since those are builtin into the game code itself.

I know tons of gamers who achieve flawless 60fps gaming with rigs similar to mine and heck I spent 2k bucks on it and i dont even stress it with higher resolusions (yet). Full HD gaming with my rig should be a piece of cake and i shouldn't be getting 50fps average on the Ghost Recon Wildlands built-in-game benchmark. Oh and for the guy who mentioned Fast, I have already experimented with it and it only seems to work tearing-free on GTA V. Bf1 and every other game that displaying tearing with v sync off still does with fast. There are some games though like GR wildlands which can be played wt no tearing and vsync off but the fps dont benefit from it. F THIS
 
Solution
Got a Strix 1080/i5 6600K in november and i have low fps on max settings too. Gpu and cpu usage are both in the 90s. I think the recent wave of 1080s may be defective and I'm going to contact Asus because this is just too much of a coincidence.

I thought maybe I needed to upgrade cpu/ram but your build is more stable than mine and having the same issue. Benchmarks are fine though...
