Problems with fps and graphics

So I have finally build my first pc. I have I7-6700k, gtx 1070 and 16gb of ram. I can easily play witcher 3 on ultra and get 60 fps. Today I tried to play assassin's Creed syndicate and it automatically set it to low settings so I changed it on ultra high but when I tried to play I got massive lag and probably like 10fps. So what's the problem? Is the game really that demanding. What should I do to play it on ultra? Buy another 1070? Haven't tried it on very high yet.

That sounds weird Does witcher 3 still play fine ? Have you tryed to play ACS again since you noticed the low fps ? You said probably Are you monitoring fps ? are is it just by the feel of the game ? All maxed on ACS you will get around 40 to 50 fps . I would drop some filters down like mssa and txaa unitl you get it to how you like it im asumming 60 fps I would try putting it at mssa x4 and drop shadows off the pcss and run the next one from that

I got it working. I just reinstalled the game and now I'm getting 80fps with ultra high settings. Thanks for the response anyway.
