Problems with Ocing I7 7700k and Trident Z 4266MHZ

Greetings. Been tryin at this for awhile now and following guides, I am using a Asus maximus Apex IX board with I7 7700k Processor and TridentZ 4266mhz ram. I managed to set the cores to 48x thus it turbos up to 4800, and im happy with that, now im trying to get the Ram to read to 4266mhz but so far I managed to get it to about 3600. I set the two voltages for the ram to 1.20 and 1.25. I could use any advice if possible.

well an update, got it to 3866. But thats as far as it will go, wont do 4000, 4133 or 4266.
