Question Remote gaming with Hdmi over ethernet?

I have an excellent gaming PC, that I would love to do play on my home theater setup. Even though my whole house is Ethernet, steam link on my shield keeps giving me trouble. Latency issues, not recognizing 4k, only showing the top left portion of the screen etc. I was thinking since my office shares a wall with my TV, why not go hdmi over ethernet? I was looking at this device, the Orei 4k hdmi extender https://a.co/d/eHiS8m4. My TV can only do 60hz so I see no caveats to it.

So my questions:
1. Am I missing any caveats?
2. How would I handle Bluetooth?

I did an install at a country club for a client who wanted a TV out by the pool. HDMI was way to far so yup cat 6 cable and the device you posted. To be honest not sure the brand we used but same device. We had to go up the wall inside it, out of the home , over the roof in conduit. Drop it down and tuck wire hidden in patio beams to TV.

There homes are the size of a small Wal Greens friken huge so a good distant of the cable run.

Finished job was like the Cable Box and there BlueRay were at the TV end.

As far as Bluetooth I'm to old school and to this day I have no devices I use it on.
