Rig upgrade for Assassin's Creed Unity

I'm going to buy the game. But i'm still not sure whether my system can play it well.

My current system:
CPU: i7 4790k
GPU: Zotac GTX 770 2gb
Mem: Crucial 8gbx1 1600mhz CL11
SSD: 840 EVO 256gb
Mobo: Gigabyte B5
PSU: Corsair VS650

Which one should i upgrade so that i can play Assassin's Creed Unity @ 1080p 45-60 fps?

That system is well balanced.With that you should be able to max out @35-40@1080p.If you manage to tone down some not-so-necessary eye cany,you can manage above 45.The only thing logical upgrade for that is the GPU.
GTX970 is a vey good card,for it's price.And note,it is much faster than GTX770,I doubt you will still manage above 60 without downing AA a bit.But a very beast of a card GTX 970 is!
PS:This game is horribly optimized.But it looks wonderful!

Well I would upgrade to the 970 or 980, 980 would be more desireable

i have two choices. i can get a brand new g1 gaming 970 for $444.44 or a 2nd hand (1 year used) 3gb 780 DCUII for $400. Which one should i opt for?

Go for the 970, it has better archecture and power consumption as well as performing just about the same as the 780.
