Screen tearing even with VSync on?

Hi all,

I built my first ever computer about a week ago and it's been great, however I have noticed while playing the original Crysis 1 that I get some screen tearing during certain segments of the game even though VSync has been enabled. This happens most noticeably when I enter large areas of the game, I get frame rate drops and screen tearing generally at the same time whenever I look around.

My System setup is as follows:

Quad-Core Intel Core i7 4770 @ 3.40GHz
16GB DDR3 1600MHz Corsair Vengeance Pro
EVGA NVIDIA GTX 780 Ti Superclocked
ASUS Maximus Hero VI Motherboard

I haven't noticed these issues in other games

That's normal. If your FPS isn't the same as your refresh rate (or evenly divisible, say your FPS is 30 and your refresh rate is 60 Hz), vsync can't work.
