Use geforce experience. It will auto optimize for you. If you have issue tweak it a bit after applying the geforce experience and yes geforce experience works for pirated games considering you took the trouble to post here and not ubisoft forums but considering your ram and processor i think you can pretty much maximize most of them.

Well it would be best if you tweak it on your own the best possible method is use geforce experience and select optimal or performance. Go with Optimal download fraps or nzxt cam. and tweak your settings according to the fps
http://www.fraps.com/ - For Fps

https://cam.nzxt.com/ - I recommend this. It will show your fps, your cpu and gpu temperature so you will be aware of what is causing the fps drop. But once you figure out your setting with geforce experience and run it and you find the fps to your liking i recommend not to tweak it

I think NZXT Cam 2.0 is stressing my PC. Normal CPU temp is about 36-40 at idle which i monitored from another software, but after using nzxt cam, the temp at idle is 50 celsius. What's the reason for that?

Honestly i am not sure for i haven't experienced it. Then you could go with fraps just use geforce experience to optimize the game for your needs. I optimized my Ac unity like that and i got no issues so far with fps drops or such but some people do hence they lower some of their more severe settings like AA. Give geforce experience a go it works for pirated games as well dont worry
