Should I buy a CPU or a GPU?

So I recently bought Star wars battlefront and Just Cause 3 and I'm not getting good framerate so I've decided to upgrade my system but I don't know which because I'm not ready to pay that much. My system at the moment is CPU: I5-3570k @ 3.40 GHz and GPU: Amd Radeon HD 7870, I have 8 GB of Ram and running on a Windows 10 64 bit system, I was wondering on buying Nvidia GTX 970 if I go for a GPU but if i go for a CPU I'd say Intell Haswell I7 4970k 4 GHz, the problem is that should I buy the CPU or the GPU first?

You would see less than 3-4% performance increase by replacing your CPU. that i5 3570k is still a beast. So go for GPU that HD7870 is kinda old, the GTX 970 will surely increase your performance by a lot so go for it. Don't forget to remove all the HD7870 drivers from the PC before installing the new card though.
