My plans for this build is mostly gaming and streaming (gaming at 1080p 165hz).

Bang for your buck, dollars per frame etc.... yes.

Drop to a 3600, run with the stock cooler, opt for a slightly cheaper board that still supports flashing the BIOS without a compatible CPU...... switch out the GPU for a 5700 or 5700XT (ideally an AIB variant soon)... and even the case etc too.

Easily $200 saved, and you'd be hard pressed to spot much of a difference at all.... on the GPU front, you might even see a little better performance, depending on specific titles.

100 dollars less definitely makes the 5700xt worth it, although it may have cooling or driver issues
Also 250GB probably won't last very long, if you plan on playing a large variety of games. Either upgrade to 500 GB or 1TB SSD (which won't cost too much more), or get an additional HDD

Also depending on the game, an rtx 2070 or rx5700xt may be overkill for 1080p165
