Should i get a 144hz 1080p monitor or 60hz 1440p monitor?

I am planning on building a pc with gtx 1070 and ryzen 5 1600, should i get a 1440p monitor with. 60hz or a 1080p monitor with 144hz

As I have said above:

1440p/60Hz for:
Graphic design, photoshop, 3D, video/music editing, encoding (due to larger screen real estate = more working area)
Slow-paced games such as strategy, puzzle, turn-basis games (due to lower fps/refresh rate but larger screen real estate)

1080p/144Hz for:
Fast-paced games such as FPS, racing, competitive gaming, some RPG (due to higher refresh rate = smoother gameplay)

I bought DELL s2417dg and honestly I would never go back to 1080p. This monitor has 144 Hz refresh rate and I can feel the difference even in windows moving in the desktop. I would prefer to get more money and buy (at least) 1440p 144 Hz monitor. I'm not recommending you my model but the technology. Also be careful about the difference between G-sync and Free-sync. AFAIK the first one is for nvidia cards and the second for AMD. Also G- and Free-sync can't be together in one monitor with higher refresh rate.
