Question Should I get a 165 or a 240hz 1440p monitor with 7900xtx/7800x3D? + Recommendation

Hi, I've just finished my new build with a 7900xtx and a 7800x3D to play all sort of games. For solo-sofa immersive games (Elden Ring, HZD, RDR2, Resident Evil, etc) I already have a 50'' 4k 144hz TV (Samsung QN90B). For competitive fps games (EFT, OW2, WZ2, etc), however, I have an old 24'' 1080p 144hz 1st gen G-Sync monitor (AOC G2460PG), that works great but won't push my new build's potential.
I have already decided that I want a 27'' 1440p non-oled flat monitor, even if I know my build is oriented for 4k. For that resolution I already have the TV and I prefer to prioritize speed on fps games (with somehow decent graphics as I am far from being a pro). I also think that I will be able to play more upcoming releases at higher refresh rates if I stick to 1440p.
Now, my question follows also this last argument: should I get a 165hz monitor to ensure that I maximize his performance for the next years? Or it is worth spending a bit more in a 240hz monitor now, even if I might not be able to push +165 in upcoming titles? I'm asking because I'm not sure if there are some drawbacks for running a competitive game below the monitor's refresh rate (even with vrr tech in play).
For 165hz monitor, I'm considering getting this one: MSI MAG274QRF-QD. For 240hz... I have no clue, so I'd be glad to hear your suggestions (max 700/800$).
