Should I get an $800 or a $1200 rig?

Long story short, getting a new rig. I've been told that the $800 one will cover what I need for the games that I want to play, but at the same time, I was wondering if I should just throw in the extra $400 for the second rig in case I want to play some more demanding games or just a rig that will last longer. Here are the two builds.

I like the $1200 build you made, but I also plan on using this computer to record/stream video, so will the 6500 still cut it for recording and rendering? Also, I've heard that the GTX 1080 is a bit overkill unless you want to game in 4k, which I don't plan on doing. I'll be using an old monitor until I can afford a 1440p 144Mhz. So if I plan on a monitor such as, couldn't I swap out the 1080 for a 1070 and use the leftover money for a better CPU? Or am I entirely wrong, and should still stick with the 1080?
 


You can get a TN 1440p 144hz for as low as $380.
If you're going to be streaming I definitely recommend an i7, i'll edit it in. :)
