Should I upgrade my CPU and MoBo?

Hi everyone!
I currently have this build:
MoBo: ASUS Strix B250F Gaming
CPU: Intel i5 7600K 3.8Ghz with DeepCool Gammax 300 cooler.
GPU: ASUS RTX 2070 ROG STRIX Advanced Edition 8GB
RAM: Corsair Vengeance 2x8GB

I'm thinking of buying an i7 8700k (or i7 9700k) with an ASUS ROG STRIX Z370-H.
My question is, that if I buy the new CPU (no matter which one) should i buy a new MoBo too or my current one will do the job? My problem with the current on is the low RAM frequency.

Other thing:
The games are running fine now, but i think the CPU is keeping back the graphics card. (or is it?)
I recently updated my graphics card from a GTX 970 to the RTX 2070. But when I play specifically Assassins Creed Odyssey the game loads a lot more since the change. Why?

Can someone give me some help?

Your chipset does not support LGA 1151 (300) for 8th or 9th gen.
I will not upgrade, your build is still very capable
I will get an SSD for game loading, samsung evo 860 or Crucial MX500 is very good.
 
Your motherboard was an unfortunate choice for an overclockable 7600K.
You left some 30% performance on the table by not being able to overclock.

You could remedy that with a Z based motherboard

It does not include 8th and 9th gen processors.

If you change to a 8th/9th gen K processor, buy a Z390 based motherboard, it has stronger voltage management for overclocking.
Of the two, the 9700K is a beast and best for gaming.

Intel processors with discrete graphics does not depend much on ram frequency.
I do not know what you have, but it is unlikely to be a big issue.

I don't want to ovelock, i just don't want to bottleneck my gpu when i have the chance to use it correctly.

I didn't used DDU, just uninstalled the old drivers.
