Some games stuttering

Some games are stuttering on my i5 8400 gtx 1060 6gb setup i am running 8gb of single channel ddr4 ram and games are on HDD Games that stutter are:
Cod ww2
Cod infinite warfare
Cod bo3
these games are unplayable at some points even tho even ww2 doesn't reach 6gb of ram usage
Assassin's creed unity and origins minor stuttering
all games run on max settings except for AA and some other stuff turned off, NOTE that none of these games reach even 6gb of ram usage so please help me i am lost i don't know what's the matter.

cpu is bottlenecked by your single channel ram

Agreed, another thing to check is to be sure that you aren't thermal throttling on your CPU or GPU, I doubt it but it can be a cause.

Cpu and gpu temps are fine well below 70c so no thermal throttling, So the ram is the problem here?
