Sub $800 workstation/gaming build help

So I am going to build my first computer since i'm on a really tight budget but i can't really figure out which processor or motherboard to get? This desktop will be used for alot of different tasks for example I will be doing much programming, a lot of 3d modeling(mainly maya and blender) some gaming, and other everyday tasks(web surfing). I definitely don't want any lag on the modeling but do not need to play games on max settings. I was looking at the amd fx8150 and intel 2500k and 2600k(due to HT) I recently discovered that the piledrivers are due to realease later this year and thought that I might wait for then. All I need is the computer no monitor or keyboards. Thanks in advance for the help guys!

Are these all compatible and what do you think of them? Should I upgrade to an i7-2600k or i5-3570k?

You should definitely go with the 3570K (only if you tend to overclock), but I think I'd scrap that whole build - there's not a lot of things I would really recommend. Xion is a junk brand that makes a lot of crap, and I wouldn't touch their PSUs with a 10 foot pole.

Maybe try something like this:

CPU: 3.1GHz Intel Core i5-3450 - $199.99
RAM: 8GB G.Skill Ripjaw X 1600Mhz 1.5V - $46.99
HD: 1TB Seagate Barracuda ST - $99.99
Video Card: Sapphire Radeon HD 7850 - $249.99

Total: $860.92

If you want to upgrade the case try the Corsair Carbide 400R, NZXT Phantom 410, or Carbide 300R, and you'll still come in under budget.
