Suggestions for Upgrade

I am currently using a

I5- 4690
EVGA NVIDIA gtx 970.

For some reason my games are running extremely badly. Rainbow six siege at high settings I am only getting 55 fps. PUBG I can barely get above 60 most times and CS:GO at high I am only getting 150 fps(which is good dont get me wrong, but different to other people's)

Suggestions please?

First of 60 FPS is more than adequate, the human eye can't see more then that anyway. as long as it doesn't go lower than 30 FPS is IMHO really good.
Though if you really want to go all the way i would suggest i3-8350K, i5-8600K or a I7 8700K 8.th gen Coffee Lake (that will really make a dent in your expectations) and for the graphic card you should go for a GTX 1060 ti 6GB.
Dont forget that for making good FPS you'll need a good cooling policy with a closed water cooling system from Corsair, nxzt or cooler master.
in your cab you should make sure fans is the way to go for cooling and air circulation around the VRM's and the north bridge (which get really really hot during games). Your system, GPU, and CPU temp should at all gaming times be around 40-60C (C = celsius) 104F to 140F (F = fahrenheit).

So as you can see there's a lot to consider to make a good FPS count in demanding games.
