The better cpu

I am making a computer and need your opinion on the better processor. Either the i5 4670k or the i7 4770k. I thought the i7 was better but people say the i5 is because it's cheaper and games don't use all cores in it so it's a waste of money.

The i7 has hyperthreading which enables it to perform a lot better than the i5 in multi-threaded applications but both have physically 4 cores. The i5 is better valued (for games) since videogames only really utilize up to 4 cores, so the hyperthreading of the i7 becomes obsolete in this case.
