Titan X in SLI - 4K Gaming - Low Frame Rates

Guys,

I am getting only ~30-35fps in games like Lara Croft / Crysis 3 etc (with or without V-sync) with 2 Titan X in SLI on 4k at extreme settings (detail configurations below). Based on the benchmarks I have seen on internet people are getting 60 fps or higher. Not sure what the problem is.

Cards are running/configured in SLI properly? What are your temps like?

In Nvidia control panel the cards are showing in SLI. I haven't tested by connecting the display to the second Titan X.

The temps are running high. The ambient temperatures of the room is ~35 C. The normal GPU temperatures are ~45-50 C.

The main Titan X goes immediately to 83-85 C as soon as the game starts and stays there. The second GPU is around 65-70 C.

Neither the CPU nor the GPU are overclocked.

Just wanted to check if this could be because my CPU (inter core i74960) has only 12 PCI lanes ?

Any help will be really appreciated
