TITAN X Pascal disaster

I believe my TITAN's VRAM is failing on me, and I don't know what to do. I've tried taking out my RAM sticks, putting in just one then testing and everytime I get weird texture popin no matter what I do in games. (e.g. GTA V tree's don't load in until I'm next to them - Witcher 3 road pebbles, tree's and birds don't render til I'm near it - F1 2016 the shadows are a bit glitched and at a certain track *mexico in the rain* the rain looks all flickery and stuff just like the building in GTA) I've even underclocking the VRAM to the lowest point in precision X and it's still there. I've tried reinstalling the Nvidia drivers, re-installing OS and all the Intel drivers, etc. And I've even underclocked the CPU to 3.5GHz and disabled HT to see if it helped at ALL and it hasn't (I7 4790K). Oh, and my RAM was underclocked to 1333 from 2400MHz. Now, my problem is I can't even return the card as it's a Hybrid put together by a very well established Youtuber who knows his stuff before anyone says he doesn't but I won't mention his name for his sake. Does anyone have any idea's what to do?
 


in that case he should tell the youtuber.....

If you're gonna make a hybrid.. get an EK waterblock....... and get a kit for that...... safest way to do it. I wouldn't go ANY other way.
 
Well if the card is Overclocked and tweaked in any way in respect to the speed the gpu is running at or the physical memory of, and on the Titan X card.

You should first of all try lowering both the speed of the Gpu chip, and the memory by 100 Mhz each.

Then test it again under the same conditions with a game you mentioned.

Your problem is more directly related to the Titan X card it`s self and not the system memory or ram you are using or the speed that it is currently set to ComansoRowlett.

Where too much overclocking of the card is or may also be causing problem, more heat will be generated.
And heat can cause undesirable effects also most of the time with memory on graphics cards.
