Question Top Air Cooler for LGA 1155 CPU

Greetings fellas,
i have i7-3770 with stock cooling. normal temp is at 45-50 C .... when i try to play the game on emulator, the temp pumps to 80-85 C
also the RAM usage is at 96% ... now i want to use the same heat sink but with a different high rated air flow fan because i want it to be cheaper as i guess the heat sink with fan is more expensive...what are your suggestion for quite good fans on my own heatsink to reduce temp from 80-85 C to like 70-79 C ?

My rig: Windows 7-64bit (ligit)
CPU: i7-3770
GPU: GTX 1650S
RAM: corsair vengeance 8gb 2x4gb ddr3
Mobo: Msi Z77A-G43
PSU: Cool Master B700 ver.2

or how about i installed another fan near the CPU to reduce temp? i have no exp with cooling the system..i mean the mobo temp is at 34 C at all times and it goes 40s C when i play a game

i just disassembled unused old PSU
i found Y.L. fan d12sh 12v
i have 1 top fan take-in
i have 2 fans (side & rear) exhaust
hmmm how about i plug it near the CPU 3rd exhaust
