Trying to put together a build with $1200~ CAD - need some help optimizing

Hello, thinking about buying a new computer, current budget is at around $1200~ CAD.

Have I missed something, and/or is some parts shit and should be replaced? Been like 4 years since i last put together a buy list.

If you really want to trim the price down, a few suggestions. Look at other retailers besides Newegg. Also, the M.2 drive is rather expensive and won't give a noticeable improvement over a normal SATA drive. No need for a CPU cooler or Z170 motherboard since you can't overclock the i5 6500, on that board anyway.

My bad, didn't edit the title properly before posting, I'm not looking to lower the price, more like min maxing for the best value as close to $1200cad as possible.

If i did as you recommended, what could I improve to get back to around 1100-1200 ish again?

It depends on what you're ultimately going to be doing with your rig. I'm assuming it going to be primarily for gaming. If this is the case, what monitor resolution do you have and are you considering overclocking?

I'm sitting on a 1080 resolution 1440hz screen and also sitting on a 60hz IPS monitor i swap for to watch movies and daily use.

I dont practically care about overclocking, I mean, if it were an option i might do it, but as long as i can run most stuff i'm fine with it.

For gaming on the 144HZ monitor, a GTX 1070 would let you run Ultra settings on virtually every game with high frame rates.

Thanks, might go for that option.

Seems like the gtx 1070 is sold out, Assuming I dont need to run ultra on everything and decide to go a bit more budget, would the same build work with a gtx 970?

No problem, although there is a fairly significant difference between the two cards. The GTX 1070 has roughly the same performance and the GTX 980 Ti.
