uninstalling CPU cooler - Backplate

Hello everyone,
I'm going to be changing my CNPS8900 quiet CPU cooler for a CM hyper evo 212 and am going to try to sell the old one. Problem is though, the loading block is stuck (with double-sided tape) to the motherboard and I can't take it off. Is there some chemical I should use or should I just brute force it? Also, I've never sold anything on the internet before and I've already threw out the box for the CNPS8900 quiet, although I still have all the parts (manual, intel/amd socket, etc) and it's only 3 months old. What are your thoughts?
 
If its just mere tape thats holding it, then there shouldn't be any need for tools or chemicals to remove it. Just gently nudge it off starting in 1 corner. (if you are super confident about being steady on your hands, and can garantee yourself that you won't let it touch the motherboard, then you could use a mini size knife just to weaken a small portion of the tape so it gives after more easily). But do not scratch the motherboard with the knife ^^
