Upgrade from i5 3570k?

I am currently running on an r9 290, i5 3570k, 8 gb of ram (likely to up to 16 soon). I want to upgrade my cpu because i want to be able to run arma 3, and fallout 4 at a good framerate (as well as have more consistent fps in csgo). Please don't respond with that i shouldnt upgrade because i5 3570k is fine, but if you do tell me why and what would be more beneficial to upgrade to help me run these games. Edit: I am playing on 30 fps in arma 3, 250 fps in csgo (drops in some dm servers) , 800x600 in csgo, 1080p in arma 3.
 
Arma 3 is poorly threaded, so you want the best single-threaded performance possible. An i5 6600K has about a 20% per-clock advantage, and you might be able to overclock it a little higher too, but that's about as good as it gets. Arma 3 runs like poo on any and all hardware. Where you're getting 30fps now, you might expect ~36-38fps with a heavily overclocked 6600K, which is the absolute best chip on the market for this game. If you feel the ~$400 of a 6600K + board + RAM is worth 6fps, that's your chip.

Fallout 4 is well-threaded so one could make an argument for an i7. An i7 6700 performs a bit better in well-threaded games than an overclocked 6600K, but you'll want the overclocked i5 for Arma.
 


I have tried before, even with a evo 212 fan i couldnt get it to even go up to 4ghz.
 

You may need to bump the voltage a small bit. Just watch your temps but the CM 212 allowed me to OC the old Thuban 6 cores to 3.72Ghz stable. Its remained that for the past 6 years solid and stable. It should be no problem to hit 4Ghz with the 3570K.
 

Im probably not going to try again for a while, takes too long to benchmark it all. Plus, ive had bad luck with fans in the past where they end up dying really quickly. My evo 212 is dead, ordered a new one acouple days ago. Same with 2 of my case fans sadly
