Upgrade from X4 965 BE to i7 worth it?

Is the CPU upgrade from X4 965 BE to i7 worth it? or should I just wait for a few years. I plan on playing games to max settings with no lag and I do get some lag with X4 965 BE with some games

You answered your own question mate, except you don't have to get an i7. Something like an i5-2500k would be suffice although getting a haswell cpu should be taken into consideration(4670k).

Maybe you're getting the lag from your GPU. But since you're asking about processors, an i5-3350P should pretty much suffice for any game right now, or maybe a year or two from now.
