Upgrade motherboard just for new cpu?

Thinking about starting a core p5 build. Currently I have a msi z97 with an i5 4690k and gtx 1070. I only have air cooling now but plan on putting water cooling in p5.

Would there be any real advantage to buying a kaby lake rather than overclocking the i5? The only thing I see is the ability to buy octane ssd, which I wouldnt go through the extra money and hassle for a ~5-10% faster load in times as I already use ssds. Anything im missing or advice would be greatly appreciated. Thanks for your time :)

I don't think there's anything you missing. With your current setup, going to KabyLake is spending lots of money for none or minimal gain. Your machine can easily get you to the next intel generation, and then maybe it will be worth upgrading.
