Upgraded Motherboard and Ram, now getting low fps in one game?

I just upgraded my mobo and ram from asrock h87m pro4 and 16g DDR3 1600, to a Gigabyte g1 gaming z170x with 3200mhz DDR4 ram and now im getting very low fps in one game in particular (Gears of war 4). I could usually play this game at 100+ fps on high/ultra at 1440p, but now i barely get above 20fps, regardless of the graphical settings (low vs ultra).

I tested in other games, specifically Rainbow Six Siege and For Honor, and I can play those games just fine at high/ultra settings.

Specs:
i5 6500
Asus GTX turbo 970
Gigabyte g1 z170x
16 gigs Trident DDR4
 


Why would I have to reinstall windows? Everything else works fine, every other game works fine, along with my installed applications..
 


So, i noticed that windows was no longer activated, so i activated it again and the issue still persists.
 
You changed motherboards. Motherboards have their own drivers, for the chipsets and whatnot. When you install Windows, it detects that stuff and configures itself for those things. Swap out the motherboard without a reinstall and now Windows may not be properly configured for the new components.

The other reason to do a clean install is the if you have a problem, how do you know if it's hardware or Windows? If you were working with a clean install, you can rule out the OS being gummed up.
 


Well, I'm pretty sure its not a hardware issue, due to the fact that any other game I play I can run flawlessly. but, I may have to reinstall windows to try it, because I just un-installed the game and reinstalled it (127 gigs..) and I have the same issue.
