Upgrading 3.5 years old build. CPU + Mobo ($400)

This is my current build.
CPU : AMD Athlon x4 640
MB : ASRock 880GXH
GPU : GIGABYTE 5770
RAM : G.SKILL 4GB
HD : WD Blue 500GB
PSU : OCZ ModXStream Pro 600W
CASE : COOLER MASTER HAF 912

This pc has worked fine for me for the past years.
but i recently want to start streaming (excuse to upgrade lol)
so I've decided to upgrade the CPU to intel first.

I'm looking to get a I7. maining 4770k or if u guys have any other options for me.
and a mobo to go with it.

I will plan on OCing a little bit maybe up to 4 ~ 4.5 range.

What would you guys recommend ?

Go for the i5 4690k instead, get a cheapish MB and a good cooler and finally, another 4 GB ram

well I have another budget for memory upgrades but thats for later.
this $400 is dedicated for cpu and mobo.
I see that 4690k and 4770k are exactly the same except the i7 have HT.
now my question is. Will HT benefit my live streaming quality ?

If you are live streaming the i7's ht is a big help and i also recommend total of 16gb of ram for streaming. Processor wise try and get 4790k since its a bit better to oc than 4770 and also you would need a custom cooler stock one is crap

I was told that i should just go with the 4790k since its only a few more bucks.
If i was to go with this CPU. what motherboard would you recommend thats good for OC and around 150~ price range?
