Upgrading my PC to newer Gen.

Hello everyone, I am at the point when I need to upgrade my PC.

These are my specs:
CPU: Intel Core i5 4690K - 4.4 GHz 4 cores
Board: MSI Z97 Gaming 3
GPU: EVGA GTX 1070 Hybrid 8 GB, 2020 MHz Core Freq.
RAM: DDR3 HyperX 2x4 GB / 1866 MHz HDD: SSD SAMSUNG 850 EVO

AS you can see, I have already upgraded to a new GPU. I dont need 1080 or new 11xx gen because I dont plan to play at 4K and I dont need 200 fps in games.

What I really need is new CPU, RAM and Board. As my old i5 is already bottlenecking my gtx 1070 I'd like to upgrade CPU, but unfortunately developers are so sick, that they always upgrade the platform as well. So if I want to upgrade just one piece, like my CPU, I also need to upgrade board and RAM as there are no 1150 CPU socket boards anymore and no current boards are supporting DD3 RAM as well... so I need to buy those overprized DDR4s as well.

I need a hyper thread CPU with at least 6 cores as I am also a developer and I work in Unity and Blender.

My question is, should I upgrade now or wait for new Gen CPUs and RAMs ? What should I do from long term view ? I dont want to buy hardware if it will not serve me at least for 4 more years.

Solution
For a developer and blender use, the ryzen 2700X sounds great.

But bear in mind that 2700X maxes at 4.35ghz and ur i5 is oc'ed to 4.4ghz. So in gaming, if it's cpu bound, u will be having the same fps.

If you truly want 144hz experience, then the 8700k is the cpu to buy or if you can wait for a few months, the i9 9900k with 8cores/16 threads will serve you better.
