Motherboard:ASRock B85 Pro4 (CPUSocket)
Cpu:Intel Core i5 4440 @ 3.10GHz

I was planing on upgrading to a i7 4770k with a new thermal sink and i will not be overclocking.
I know you need to replace but is there any steps after that. Is it just replace and play?

Solution
If you're not overclocking then get the cheapest i7. If you using the new stock cooler supplied with the i7 then you just need to remove the old cpu and place the new one in. Then use the new stock cpu cooler.
If you going to reuse or sell the i5 4440, you might want to clean off the old thermal paste.
