What seems to be the weak link in my system?

Greetings. This is my first post as I'm new here. And English isn't my 1st language so please bear with it.
I've just built my very own custom build pc and seems everything is going fine, as my intention is for pure gaming. But as I goes into playing triple A games, the fps count is nowhere what I'm expecting. This is my build :
Asus H110MK
Intel i5 7400
Zotac GTX1080 mini
G.Skill 8gb ram single channel
1tb HDD 7200rpm
Coolermaster G650M 80+ Bronze

And these are my fps on certain games :
Rise of the tomb raider : 38 fps in the village and some place, but averaging at 70fps
Forza horizon 3: 33 fps in the city, 60 avg
Mafia 3: mostly 60 fps, dropped to 45fps in the city
Arkham knight: 40fps when driving cars
Gta v : sometimes dropped to 40fps
Hitman : 38fps dropped when many people involved.
Aaaand a bit stuttering in every games. I know my cpu isn't the best but is it really that bad? Or does it caused by my single channel ram? Or even my hdd causing the stuttering? Thanks and have a good day.

Edit : I played on 1080p60 monitor

Thanks for replying. AFAIK, single and dual channel ram arent affecting much at fps count in game (correct me if im wrong). 7600k and 7700k is way out of my expenses for upgrading my cpu. FYI, I just upgrade my cpu from g4560, but I felt a bit disappointed with how my new cpu, which is i5 7400 behave. Imma try to sell my current cpu, and save some cash for i7 7700 non k. Is it good enough? I mean the clocked i7? will it perform near the unlocked i7?

Couldn't agree more. I've always monitor my cpu usage, and it runs at almost constantly 100% all the time when running triple A games. Long story short, I checked on yt video, and the benchmark they run on i5 7400 paired with much less powerful gpu (gtx 1070, it is a high end gpu, but mine is better right?:D) have higher fps than mine :??: Should I RMA my cpu?
 
On games that only use 1 or 2 threads the G4560 is most likely going to be slightly faster. A 7700 would be a big upgrade.

However just prove the cpu is the problem. Are any cpu cores sitting above 95% while gaming? Another test is force a lower resolution, if your fps stays about the same then its a cpu bottleneck.
 


It's youtube unless they specifically show you in the video what settings they run the game at and what specs take it with a grain of salt. Also if you use the stock cooler on the 7400 it could very well be overheating since the intel stock cooler is pretty bad.
 
Just seen your latest post. Generally I don't trust YouTube, too many liars or people not giving you all the information.

Last things to check, when at Windows desktop what is your cpu usage? Want to eliminate another program hogging your cpu. Also when gaming what speed (GHz) is your cpu running at? Want to make sure its not throttling down to a lower speed for some reason.

Spot on. When I check the settings they've played at in yt channel, they turned down or off some settings so that they can achive higher fps. :/



Let's put the i5 aside, I've tested my system using my friend's i7 7700 yesterday, and guess what? Min fps is increasing!!:bounce: No more 30ish or 40ish fps except for some stuttering which occured seldomly.:ange: Buuut can we agree on one thing, that my card is one the best in the market right now? Fps still dropping to 50, unnoticeable by naked eyes when playing games but is this the best my card can provide me running at 1080p60 with max settings? People says it's overkill for 1080p60, and here im struggling getting 60fps flat on acs,acu, rotr, agent of mayhem, watchdogs 2, etc. Sorry for the long reply but kinda sad now, maybe even i7 7700 isn't capable of unleashing the true power of gtx1080. Need to test using 7700k but none of my friends have it. :/



Im drooling over the 7700k, as my friend's 7700 non k couldn't unleash the true power of gtx1080. Is it a bad idea selling my mobo and i5 and get a brand new amd mobo and a ryzen 1600x?
 


Agents of mayhem's pc version is a terrible port with a lot of performance issues so it's going to perform bad no matter what. Whatch dogs 2's pc port is also bad but at least playable with good enough hardware.

I would honestly throw your i5 + mobo for sale and buy the new 6 core i5 thats launching on 5 october.
