1,2 GHz Athlon with 256 Mb DDR RAM or 1,4 GHz Athlon with 512 Mb SDRAM ? For FPS games and let's say 3D Studio Max.

Go w/ the 256DDR. Now, if you build it, you can get the 1.4Ghz w/ 512DDR for cheaper.
