I should go for a better cpu but thats only if you want more fps in games and not for faster load time and stuf

Unfortunately I don't think any single upgrade you do will get you that 144fps. My best suggestion is to save until a full uograde is an option. If you cant do that, I'd do cpu/mobo/ram. Then gpu.
