What should I upgrade too?

Now I am primarily asking here for some expert opinions on upcoming or potential releases that I may have missed out on in my research. However I do also have some questions regarding my upgrade choices.

My current specs
- i7 3820
- Asus Rampage IV Extreme
- 16GB ADATA 2400Mhz RAM (Im stupid and the CPU bottlenecks it to 1600 max)
- GTX 980 TI
- Plenty of SSD and HDD storage

Now assuming budget is not an issue (Excluding any ridiculously pricey components)

I plan on upgrading to

- I7 7700k (kabylake) / I7 8700k (cannonlake) (fast clock speed is important as I play Arma / CPU intensive games primarily - I WILL be overclocking but not a huge amount)
- ASUS motherboard (any recommendations?)
- 32GB 3200Mhz G-skill trident Z (I render video / 3D models a lot)

Mainly, Will the difference between 14nm Kabylake and 10nm Cannonlake be big enough to warrant another year of wait? Given my existing CPU (and that I want speed over cores). And what is this I hear of a coffee lake?

Like stated before, I primarily game on this PC and base my specs around that. I normally play Battlefield and Arma games (Arma is very CPU intensive)

And secondly What motherboard would you recommend? Keeping in mind I want fast RAM.
 
I don't see the point in buying a Z170 board when you wait for Kaby Lake. there will be most likely new Z270 boards with more and better features for the same price.

it's not yet confirmed, that cannonlake will be supported by the LGA1151 socket. personally I doubt it since it's a 10nm CPU, they usually change the socket when going smaller.

as for waiting: are you currently satisfied with your setup? then wait. are you currently unhappy, then upgrade sooner than later. if an upgrade is necessary, there's no point in waiting, as there will always be something better to-be-released in the next year.
 



So what is the primary reason for getting a Z170 / Z270 instead of lets say, A Maximus VIII Hero?. Assuming that I go with KabyLake.
