"Gaming" motherboards generally have higher quality components as well as more features and they often allow for better overclocks. A couple things a gaming motherboard might have that a cheaper one might not have is extra GPU slots or better heatsinks/power delivery. They just allow people to push their rigs to the upper limit. Is it worth it to get a gaming mobo? Probably not, but it certainly can't hurt if you can afford it or want to get that extra bit out of your computer.

A lot of it is just marketing... but their are features that can help serious gamers. A motherboard that supports SLI and or crossfire is good for gamers that have multiple graphics cards are want to in the future. They can also have higher-end onboard audio.

there selling points to buyers and gamers. most time they have higher end ethernet chipsets and sound cards...some of the newer mb like msi use extra grounding on there mb to keep headphones and speakers from buzzing. other then that the gaming mb may have higher end caps and vrm (power) to handle the gaming stress without falling.
when you look at mb or read up some have 4 fase vrm..higher end may have 6 or more. the more fases the more stable the power is going into the mb. the last part is gaming mb may have brighter colors or led on the mb. or with asus rog they have heat shields.
