Question What to upgrade for this build? Architecture, Rendering, 3D Modeling, and Gaming Use

I built this back in December 2015 with the plan to upgrade it every so often but marriage, school, career, more school, kids, pets.... life has been happening so that never happened. I have been very pleased with it but have noticed that newer games have begun to have very low frame rates, it doesn't meet the requirements of programs I plan to use, and Windows won't allow an upgrade to 11. Below is it's current state:

I use Revit, Archicad, Rhino, Grasshopper, Vray, Unreal Engine with Lumen, and enjoy a variety of games. I am not as concerned with crazy high frame rates but more that it works and is smooth. I am interested in likely upgrading the cpu (and motherboard), gpu, and ram. Here is an adjusted build. Cost is a factor (lots of life to budget around) so I would like to make the most of it. What am I missing? I have gone down the rabbit hole researching and need another set of eyes.

Things I am already wondering are:
- Is the 3060 with the 12gb of vram better than a faster "better" gpu?
- Is the cpu good enough?
- I have only ever used intel and nvidia and think some of the programs I plan on using work better with those but am I wrong?

I really appriciate anyone taking a look and making it through this wall of text.

If you want to upgrade the CPU in 5 years, you can do so with AM5 platform.

Cryorig should send you a Type A AM4 Upgrade Kit which fits AM5 boards. Just send them a request.

B650E board with PCIE 5.0 ssd support and wifi 6E. Solid VRMs.

Fast rams.

You might want to upgrade the PSU if its at the end of its warranty period. and the EVGA GS series was not exactly high quality like their regular G5/G6 series.

You might want a GPU with more vram if you experiment with stuff.
