What to upgrade?

Hi

My pc has started to struggle on newer titles a while ago, but now I'm unsure what's the most important part to replace.

(For example, I can't run BF1 at 60fps on ANY settings.)

It's been a while since I last replaced any part of my pc, I just want to make sure I can run the newer games that are being released.

Current specs:
CPU: I5-4670k @ 4.00GHz
Motherboard: MSI z87-g45
GPU: MSI GTX 970 gaming
STORAGE: SSD & HDD

I'm 70% positive it's gonna be the CPU, but could be GPU & CPU as well.
 
Solution
It's the CPU. You have three options:
1. Overclock again. I'm here if you need help
2. buy a used 4770K for a cheaper upgrade and overclock it. Should double your CPU power.
3. Do a massive upgrade. You need to change RAM/MB/CPU. Your GPU can stay.

Just tested, temperatures were 60-70° and cpu usage was at 100% (fps was 30-60 at lowest)

I'm not quite sure I can overclock my cpu even more, unless you have any tips. (overclocked from 3.4GHz to 4.0GHz OC Genie)

(Not alot of used components for sale here, won't be an option)

And last option: Upgrade to 7700k or 8700k, think that'd do for a while.

You could overclock to 4.1GHz/4.2GHz if you do it manually. You just have to keep the temps below 80c. But it would give a 5-10% boost at most.
And last option: Upgrade to 7700k or 8700k, think that'd do for a while
I recommend an 8600K instead for gaming. If you have extra money to spend, go for the 8700K.
7700K won't be future proof as 4 cores are starting to be too little for CPU intensive games.

Guess I'll be getting a 8700K once I can. I'll see if i can overclock my CPU a little bit more.
