What to upgrade?

I currently have an 6 year old i5-3470 with 8gb of ddr3 1300mhz and a gtx 970 (2,5 years old).
So Im looking to upgrade my pc. I want more fps in games modern games like Battlefield V, Hitman 2 and AS Creed. So the question is, should I upgrade my cpu, mobo and ram (thinking about the i5-8600k) and maybe somewhere in the future upgrade my gpu (would this upgrade without a new gpu have a big difference in fps?) Or would I benefit more from just buying a gtx 1070ti? Wouldnt ny cpu hold back the 1070?
