Solution
Try to force your router to 20mhz channels. Although this will in theory reduce the maximum speed you can get in practice you will likely get more throughput. If you run 40mhz channels you must in effect use the bottom 2/3 or the top 2/3 of the bandwidth. This in effect means you either conflict with all the users using channels 1,6 or 6,11.

Unfortunately everyone around you is also trying to find a area nobody else is using so it is constantly changing.

Now if you want to be naughty you can get a router that can have multiple SSID and put 20-30 on a single channel. This will scare away the automatic selection in the software. everyone else would assume that channel was over used and let you have it.

The number of SSID on a channel actually means nothing to how well a channel will perform. This is just a little message sent out by the router every now and then. What is more important is the actual traffic. Someone using a hidden SSID and transmitting at the maximum rate will cause much more problems for you. It is extremely tricky to see actual wireless traffic.

Pretty much pick something and see how well it works and if it gets bad try something else.........or better yet don't use wireless if that is a option.
